Yes, the hotel is a bit in need of TLC, but please remember that this is an independent hotel who are doing their best to renovate when they have the funds. Closing down completely to get the work done is not an option. All the staff I dealt with were polite and helpful. My room was basic, but was clean and safe, en-suite, tv, wardrobe and hospitality tray. The breakfast was very basic, but again they are renovating and don't have a finished breakfast room yet. Good basic hotel in a charming area

I stayed here 4 nights with my 3 daughters and the hotel was quite good for this price. Notting Hill is very charming and not too busy, underground station is close but the hotel itself is situated in a quiet square. The room was clean, smallish but ok. The bathroom seemed quite recently renovated, the rainhead shower was lovely and there was plenty of hot water. Even the room was quite warm (for a British hotel in winter). I booked this hotel for 3 nights as it seemed basic, but okay and a great price for the centre of London. As I was there for a busy weekend trip I did not plan on spending much time in the hotel so I wasn't bothered about how nice it was. I was able to check in from 2pm on the first day; I arrived at 3:30pm to be told my room was being renovated and I wasn't able to stay there and we were having to stay the first night in his sister hotel and then come back the next day for the final 2 nights. Paid £60/night for 2 nights looking for a mix of location and character. The location was awesome, we like sleeping with the windows open and there is absolutely no noise at night (well maybe the odd car passing but that's like 1 an hour). Outside it looks like a lovely character building in the typical Victorian London style. This hotel has a wonderful location in a beautiful Notting Hill neighbourhood. The hotel is 2 minutes walk from the tube (you are 10 mins from the centre of London on tube) and 10 minutes from Portobello Market. The staff are really lovely and helpful, the breakfast is basic but what we needed and the bedrooms are relatively small but comfortable.
