Venice is not the cheapest place in Italy to find a hotel. I wanted something within walking distance of everywhere, especially the Arsenale, for the exhibition space, and with a hint of Venetian elegance. I stayed here for 3 nights as it came recommended in the Rick Steve's guide book for Venice. I have to say I was extremely disappointed. First, it really isn't a hotel, it's more of a Bed and Breakfast. Your given a key to the front door and you have to make your way up. There is no attendant after 6pm. When we came in the late afternoon, you have to open up this big front door where there is no light (and no directions to find it) to walk your way up the stairs. You would think there woul...

The only good thing was the location but the overwhelming feeling was that we were being overcharged for bad service, very poor breakfast and measured air conditioning. We have never experienced continental breakfast where fresh fruit turns out to be limited amount of tinned fruit cocktail, one croissant and the cheapest brand of cornflakes. Poor staff attitude

It was warm in our room and when I asked the clerk how to operate the air conditioning, he not only did not answer my question, he essentially mocked me for wanting it cooler in my room. Yes it was 57° outside, but it certainly wasn't it our room! He was just rude and berating. Won't be coming back to this hotel.

I am a frequent visitor to Venice and I only stay in La Residenza . The location is very convenient especially during the Biennale being within walking distance to Arsenale and Giardini It is on a Piano Nobile of a classical Venetian palace.
